Unfortunately it's not as simple as that I'm afraid, as there are so many factors to take into consideration such as; location, size of property, interior design, facilities offered, how many other similar listings there are around you etc etc.
What we can however guarantee is to constantly be assessing the market that directly effects your listing and ensure we are optimising your rates, occupancy and therefore overall income at all times. Remember we win only when you win, so our interests will be aligned and that should put your mind at ease a little at least ;)
What is included in your 16% commission fee
The initial meeting, property viewing, rate evaluation & market research.
Advise on any items that we feel may be missing/ could add value to your property.
Arranging of professional photographer & assistance with styling for the shoot.
We will then create your unique listing on Airbnb and continuously optimise it on a daily basis.
All communication with guests prior, during and post their stay as required.
We offer our professional concierge services complimentary to guests.
Arranging and overseeing cleaning & laundry.
Arranging for any maintenance required. We will always try and schedule this at a time our cleaning staff are busy in the property, however if we need to oversee the work(men) we will charge for our time.

Do you provide bed linen and towels or do I have to buy my own?
We are happy to advise, that we provide all linen and towels for guest stays. You do not need to buy your own. Due to the drought in Cape Town, we have teamed up with a fantastic company who are revolutionising the hospitality laundry sector in Cape Town by offering a system that uses 80% less water, but still able to achieve market leading hygiene results.
Please note however, that we do require you to provide:
2 pillows per guest
2 sets of pillow & mattress protectors for each bed.
Who pays for the cleaning and laundry?
We pass on the departure cleaning and laundry fee onto the guests, so you do not have to worry about this. However, for bookings longer than 10 nights, we require your property to be refreshed and linen and towels changed. This is a way for us to ensure your property is maintained and taken care of. This mid-stay clean would be for your own account.
Can you help get my place ready to start renting it out on Airbnb?
Absolutely! We have a great team of interior designers who will help bring your vision to life whilst sticking to your budget. Don't already have a vision or not the creative type and need advice? No problem either, our designers love being creative and will be happy to come up with some awesome suggestions for you that will not only make your place look great, but in turn, increase your revenue and occupancy too.
What types of properties do you manage.
As we have been doing this for a while now, we have identified what types of properties are most popular for short term rentals. Our minimum property requirements are therefore as follows:
Entire property (we do not manage individual rooms in a shared house).
Secure and safe.
Uncapped Wifi (min 10mbps line).
The property must be in excellent condition, fully equipped with appealing interior design.
Sufficient temperature control (Aircon is of course best, but if not possible fans and heaters).
How do I know when my property is booked?
You will receive an email whenever we receive a confirmed booking for your property. You will also have access to your property's calendar, so you can check availability at any time.
Can I still use the property myself or for friends/family?
Yes, absolutely! You can ask us to block off dates for your personal use of the property at any time, providing it is available of course. We will require our cleaners to professionally clean the property after your use to ensure it is back in perfect condition for the next guests.
Will I be stuck in a contract I can't get out of?
Definitely not! You can cancel our agreement at any time, giving at least 1 months notice. All confirmed bookings post this date however will still need to be honoured.
What additional charges do I need to be aware of?
We do not charge a monthly retainer, only 16% management fee on confirmed bookings. However there will be times where we need to arrange, oversee and pay for additional outsourced services on your behalf. We will discuss these terms with you upon sign up and ensure we have your consent before doing so. We will invoice you for these on a monthly basis.
Mid-stay cleans and laundry as explained above.
Specific property call outs/overseeing workmen at the property.
Basic cleaning supplies & guest amenities: toilet paper, washing liquid, black bags etc.
Topping up of electricity & gas.
Annual carpet and mattress steam cleaning required.
The initial professional photographs. These will then belong to you.
